Financial Analyst (Real Estate) – USA
We are seeking a Real Estate Development Financial Analyst with 3 to 4 years of commercial real estate experience to join our growing development platform. This is a full-time, remote role for a self-starter who thrives at the intersection of financial modeling, deal structuring, and strategic thinking.
The ideal candidate has institutional-quality experience — from firms such as Colliers, JLL, CBRE, or comparable organizations — and understands the full analytical cycle: collecting and interpreting market data, building rigorous Excel-based pro formas, and translating complex financial insights into clear, client-ready presentations. You don’t just know how to run the numbers — you understand what the numbers mean, when to ask questions, and how to communicate your conclusions with confidence.
You will sit in on real strategy discussions — not simulations. We expect you to contribute ideas, ask smart questions, and grow quickly within a firm that does not operate in silos.
JOB DESCRIPTION
- Build and refine Excel-based financial models including pro formas, IRR, NPV, cash flow projections, and sensitivity analyses for mixed-use, hospitality, municipal, and destination projects
- Support underwriting of hospitality, civic, and mixed-use developments including revenue projections, operating expenses, and capital stack structuring
- Conduct submarket research and comp analysis using institutional data platforms; prepare executive-level summaries for internal and external stakeholders
- Analyze public finance structures, Tenant Credit Finance (TCF), public-private partnership frameworks, and alternative community financing strategies
- Perform site selection analysis and highest-and-best-use studies
- Assist in the preparation of investment memorandums, Letters of Intent (LOIs), RFQ responses, pitch decks, and city-facing presentations
- Coordinate financial work streams with architects, engineers, operators, contractors, and capital partners
- Participate in development strategy sessions and firm-wide learning initiatives
REQUIREMENTS
- Bachelor’s degree in Finance, Real Estate, Economics, Architecture, or a related discipline from an accredited program required; Master’s degree a plus
- 3–4 years of commercial real estate experience, preferably at an institutional brokerage or advisory firm (e.g., Colliers, JLL, CBRE, Cushman & Wakefield, or similar)
- Demonstrated experience building real estate pro formas and valuation models from the ground up
- Hands–on experience with deal underwriting across multiple asset types
- Advanced Excel proficiency: cash flow modeling, scenario and sensitivity analysis, dynamic pro forma construction — this is non–negotiable
- Strong command of core real estate performance metrics: NOI, cap rate, IRR, DSCR, occupancy, concessions, and loss–to–lease
- Proficiency in Microsoft Word and PowerPoint for professional deliverables and client presentations
- Experience with institutional data platforms for submarket research and comparable analysis
- Strong quantitative aptitude with the ability to structure, explain, and defend your analytical approach
- Excellent written and verbal communication skills; ability to present data–driven conclusions clearly and concisely to clients, public officials, and capital partners
- Self–starter who is highly organized, detail–oriented, and able to manage multiple assignments with competing deadlines
- Good judgment and the ability to know when to move independently versus when to ask questions
- Collaborative team player who contributes positively to team culture
